River Oaks is home to some of Houston's most notable and expensive neighborhoods in Houston. The area is desirable not only for its mansions, but also for its many boutiques, restaurants, and museums. The River Oaks Shopping center is the oldest in Texas and nestled within the center is the historic Landmark River Oaks Theatre.
River Oaks is one of the nation’s wealthiest residential communities and is located inside the 610 loop, nestled between Uptown and Downtown Houston, with convenient access to the Medical Center. Established in the 1920s, every detail of the River Oaks development process was established to create a well-integrated community. Deed restrictions stated that only certain architectural styles were allowed, and that homes had to be valued at $7,000 or more, which was a significant amount of money at the time. Over the next decade and a half, River Oaks got widespread national attention for its landscape design and planning standards. In 1927, The City of Houston annexed the community, adding 3,465 acres of land to the city limits.
One of the most popular destinations is the River Oaks District, a 14-acre outdoor luxury shopping center that offers world-class high fashion brands, fine dining and entertainment venues. Streets are smooth and tree-lined, and street signs are a muted black and white instead of bright reds and yellows. Residents and visitors of the highest economic and social stratum would feel at home here, especially with its world-renowned shops, such as Tom Ford, Dior, Hermés, Dolce & Gabbana, Cartier and Harry Winston. For upscale movie viewing, delicious cocktails and gourmet food, Houstonians can visit iPic Theater or any of the district’s upscale restaurants like Steak 48 and Toulouse Café and Bar.
For more top-notch shopping in a highly fashionable neighborhood, residents can visit the River Oaks Shopping Center, the third oldest shopping center of its type. The development straddles West Gray and is well-known for its modern take on Art Deco design. The pedestrian center hosts national names like GAP and Ann Taylor, but it also provides locally-owned, luxury boutiques.
In addition to the 75 stores and restaurants, the area is also home to the legendary River Oaks Theatre. Built in 1939, this site brings a historic small town feel to the area and is typically known for showing indie and foreign films. It has a café and full bar upstairs, and on the second Saturday of every month, residents can catch a midnight showing of The Rocky Horror Picture Show. The theatre is one of only a handful of Houston sites that carries on the tradition!
There are plenty of parks and green space within and around the neighborhood, including River Oaks Park, River Oaks Community Center and Memorial Park. The community is home to River Oaks Country club and is just minutes away from Bayou Bend Collection and Gardens. Homes in River Oaks are among the most desirable and the most expensive in the nation. Architecture designs often include Mediterranean, Dutch Colonial and mid-century modern estates. Older properties are being renovated and updated, and some have since been replaced with new construction homes while keeping traditional influences. Other real estate options include high-rise condos and townhomes within gated communities. River Oaks schools include high performing public schools as well as notable private schools such as St. John’s school, which has been recognized as one of “America’s Elite Prep Schools,” according to Forbes.
